Any work done within the PLAWCS Sewer District must be conducted by a licensed PLAWCS approved contractor.

New Construction: I am planning on building a new structure on my property.
If you live within the PLAWCS district and are constructing a new building, then yes, you need to contact PLAWCS prior to starting construction. Our engineers will work within you to ensure that your construction does not harm the sewer system, impact access to the system, and/or end up being building on top of the system and/or easement. There is a $250 application fee. There is a new connection deposit. Once the construction is complete, the deposit, minus costs, is returned to the property owner. Failure to contact PLAWCS could results in costs that would be the responsibility of the property owners.

New connections, whether gravity or lateral, require the same deposit for each connection unless otherwise approved by the Joint Power's Board. Once service is completely installed, unused monies will be returned to the property owner. If costs exceed the deposit, the owner may be responsible for the difference.
St. Louis County cannot approve a Land Use Permit, Conditional Use Permit, or Variance Permit within the PLAWCS Sewer District without PLAWCS reviewing and approving your application first. Please contact PLAWCS FIRST to determine if your plans will need pre-approval. Then you can obtain county zoning permit applications through the county.

Altering, Adding, or Removing Structures: I am planning on moving a basin, taking down a structure, adding on to a building, or altering a building.
If you live within the PLAWCS district, then yes, you need to contact PLAWCS prior to any building alterations. Our engineers will work with you to ensure that your construction does not harm the sewer system, impact access to the system, and/or end up being built on top of the system and/or easement. There is a deposit of $3,000, or as agreed to by the board. Once the construction is complete, the deposit, minus costs, is returned to the property owner. Failure to contact PLAWCS could result in costs that would be the responsibility of the property owners.

Capping Sewer Lines: I am planning on capping my sewer line.
If you live within the PLAWCS district and the building was connected to the sewer system at any point in time, then yes, you need to contact PLAWCS prior to capping a sewer line. Our engineers will work with you to ensure that the line is capped correctly. There is a deposit of $750. Once the capping is complete, the deposit, minus capping costs, is returned to the property owner. Failure to contact PLAWCS could result in costs that would be the responsibility of the property owners.

Reconnecting Sewer Lines: I am planning on reconnecting to the PLAWCS Sewer District.
If you live within the PLAWCS district and would like to reconnect a building that was previously connected to the system, then yes, you need to contact PLAWCS. Our engineers will work with you to ensure that the line is reconnected correctly. There is a $100 re-connection fee. Failure to contact PLAWCS could result in costs that would be the responsibility of the property owners.

Selling Your Property: I am planning on selling my property.
If you are selling your property, and it is within the PLAWCS Sewer District, you MUST have Midwest Sewer or a licensed MN plumber complete a Private Sewer Inspection Form. It must be completed, submitted to PLAWCS w/ video footage, AND approved by PLAWCS before you can close on your property. Please contact the Clerk at plawcsclerk@gmail.com to submit the required materials. This is a new requirement beginning 1.1.2020. You or the new owners need to notify PLAWCS prior to the closing who who the billing should be transferred to. Lastly, the title agent should contact PLAWCS to verify if there are any assessments on the property prior to closing.
